Our client is one of the leading Property Management Services Group in China, they are looking for a seasoned executive to join their team.


Key responsibilities:

1. Responsible for the arrangement, command and coordination of the company's external expansion work, formulate the expansion plan and organize the implementation;

2. Establish effective marketing channels, collect project information, screen out project information that complies with the company's market development plan, evaluate the dedication of undertaking projects, and report project conditions to leaders;

3. Collect, sort and analyze relevant data of various types of properties in the target market and establish a project information database;

4. Responsible for selecting and deciding the project approval for external projects within the scope authorized by the company, and report to the company leaders for approval;

5. Track and contact previous project information, organize project surveys, collect project data, compile project estimates, and draft project contracts;

6. Lead the team to bid the tender and prepare the proposal as per specific requirement;

7. Collect property management tenders and property management contracts for various types of property management projects, and propose amendments to various types of bids and contracts;

8. Collect and research new types of business data, and establish market expansion project measurement templates and quotas;

9. Collect and analyze the situation of project competitors and draft competition strategies;

10. Handle Ad-hoc assignment.

Requirements:

1. More than 10 years of experience in the property management industry, and more than 3 years of relevant experience in market development;

2. Familiar with property management laws, regulations and all aspects of property management business;

3. Familiar with national bidding laws and regulations and government procurement process, and familiar with the bidding process of property projects;

4. Proficient in strategic management, operation management, and familiar with laws, regulations, and regulations related to property management and safety management;

5. Strong market development ability, negotiation ability, training and teaching ability;

6. Strong team leadership, communication and coordination ability, and familiar with computer office automation;

1、负责公司对外拓展工作的安排、指挥、协调,制定拓展策划方案并组织实施;

2、建立有效的市场项目信息渠道,收集项目信息,筛选出符合公司市场发展规划的项目信息,评估承接项目的奉献,向领导报备项目情况;

3、收集、整理、分析目标市场各类物业的相关数据,建立项目信息数据库;

4、负责在公司授权范围内,选择、决定对外承接项目的立项工作,并报公司领导审批;

5、跟踪、接洽前期项目信息,组织项目勘察,收集项目数据,编制项目测算,起草项目合同;

6、组织投标小组、编制投标书,符合投标要求;

7、收集各类物业管理项目的物业管理招投标书、物业管理合同,对各类标书、合同提出修订建议;

8、采集、调研新类型业务数据,建立市场拓展项目测算模版及定额;

9、收集、分析项目竞争对手的情况,起草竞争策略;

10、完成领导交办的其他工作。

任职要求:

1、10年以上物业管理行业经验,3年以上市场拓展相关工作经验;

2、熟悉物业管理管理法律、法规及物业管理业务各环节;

3、熟悉国家招投标法律法规及政府采购流程,熟悉物业项目招投标工作流程;

4、精通物业公司战略管理、经营管理、前期介入等实务,熟悉物业管理、安全管理相关的法律、法规、条例;

5、具有较强的市场开拓能力、谈判能力、培训讲授能力;

6、较强的团队领导力、沟通协调能力,敏锐的观察及判断能力、并能承受较大工作压力,熟悉电脑办公自动化;
