ROLE MISSION

• Support the Senior Leasing Manager in executing the company’s retail development and expansion strategies.

• Manage leasing activities for the company’s existing and new stores.

• Identify suitable locations and support the opening of new stores.

• Negotiate lease terms that support the company’s business and financial objectives.

• Ensure all lease, tenancy and store handover matters are handled accurately and on time.

ROLE SUMMARY

• Support the Senior Leasing Manager in managing the company’s retail leasing portfolio.

• Handle new leases, lease renewals, lease expirations and tenancy administration.

• Conduct market research, site analysis and financial assessments for new stores and lease renewals.

• Prepare leasing proposals, analysis and reports for management review.

• Work independently with landlords, property developers, agents and internal departments.

• Coordinate store takeover, handover, fitting-out and renovation activities.

• Manage leasing matters from site evaluation and negotiation to tenancy documentation and store opening.

• Work as part of a small Leasing Team of 2 members.

JOB DESCRIPTION

• Support the Senior Leasing Manager in implementing retail development and expansion plans.

• Manage general leasing matters for the company’s retail stores.

• Handle new lease negotiations and prepare relevant leasing documents.

• Handle lease renewals, lease expirations and tenancy agreement administration.

• Review lease terms, rental rates, deposits, rent-free periods and other commercial conditions.

• Conduct market research on rental levels, customer traffic, competitor locations and retail trends.

• Perform site analysis for potential new store locations.

• Evaluate the suitability of sites based on location, customer profile, sales potential and rental costs.

• Conduct feasibility studies and financial assessments for new leases and renewals.

• Prepare leasing proposals, financial analysis and management reports.

• Liaise with property developers, landlords and leasing agents to identify suitable sites.

• Develop and maintain a strong network with property developers, landlords, agents and other related parties.

• Coordinate store takeover and handover arrangements.

• Handle leasing-related administrative work and documentation.

• Support store relocation, expansion or closure projects when required.

IDEAL CANDIDATE

• Degree holder or above in Business Administration, Marketing, Real Estate or a related discipline.

• At least 3 to 5 years of relevant leasing experience.

• Experience in a sizeable retail company, mass retailer, property developer or commercial leasing company is preferred.

• Experience in managing leasing matters for a large store network is a strong advantage.

• Good knowledge of retail leasing, site evaluation, lease negotiation and tenancy administration.

• Good network with major property developers, landlords and leasing agents.

• Good understanding of retail locations, rental trends and market conditions.

• Proficient in Microsoft Office, including Word, Excel and PowerPoint.

• Good command of written and spoken English and Chinese.
