The Senior Construction Manager is responsible in assisting the Director of Capital Projects in managing the Club’s capital construction projects from inception to completion and to ensure that all designs and construction work(s) are completed and meet the Club’s expectations in terms of timely completion, quality, cost control and safety.
A prime responsibility will be to manage construction activities on behalf of The American Club, ensuring that the works minimize disruption and inconvenience to the Club’s members and operational staff.
Job Duties & Responsibilities
Assist the Director of Capital Projects in the management of the Club’s planning, design, and implementation of both small- and large-scale projects and renovations
Assist the Director of Capital Projects to define project needs and assist in the establishment and development of project budgets and funding strategies
Assist the Director of Capital Projects to monitor the progress of projects, issuance of status reports and management of costs
In conjunction with the Director of Capital Projects prepare small works designs and concept studies in cases where the appointment of external consultants is considered uneconomic or impractical
Provide project and construction management responsibilities for the Club’s construction and capital improvement projects
Act as the Club’s representative and primary point of contact for assigned projects and communicate information about those projects to appropriate Stakeholders. Attend Development Committee meetings when required
Develop and maintain project programmes taking input from all relevant consultants & vendors
Manage the development of designs and project implementation plan
Ensure compliance to all statutory regulations and, where applicable, landlord requirements
Manage the procurement of construction contracts including preparation of scope of work, selection of tender short list, analysis and evaluation of proposals and recommendations of preferred contractors and vendors
Make regular visits to the site/area of work for the purposes of monitoring contractors’ progress, quality of work, site management arrangements and working methods. Assist the contractor and consultants in resolving design and site-related problems
Ensure that all project-related health and safety, sustainability, and environmental matters comply with the Club’s policies and conform to statutory regulations
Lead design and site progress meetings with the relevant consultants, contractors, and internal stakeholders
Ensure the integrity of all project documentation, including but not limited to drawings, manuals, procedures, statutory sign off, asset registers, manufacturer’s instructions, warranties in electronic and hard copy formats
Manage the project close out process including preparation of maintenance manuals and as-built drawings
Work with the Facilities team to ensure proper handover on project completion
Qualifications & Requirements:
At least 10 years’ commercial construction management experience. Experience in the hospitality sector is considered an advantage
A relevant qualification in Construction Management, Project Management, Architecture, or Engineering. Suitable long-term experience in a related field may be accepted in lieu of formal qualifications
Ability to handle both project planning of differing size & complexity with hands on administrative duties
Strong and effective communication skills with the ability to manage, balance and coordinate the various requirements of different stakeholders
Ability to read and understand engineering and construction documents, including construction contracts, drawings & programmes, specifications, shop drawings, variation orders and requests for information
Ability to prepare budgets and manage expenses effectively
Enthusiasm, resilience, drive and an ability to manage your workload autonomously
